Future Key Projects Development - Quayside Tower Be a co-developer of the Worx Zone in the Umhlanga precinct.

The Building

Key Developments has assembled a 4500sqmt retail and commercial project strategically sited on the Umhlanga Boulevard which links the N2 freeway to Herrwood Drive.

Key Developments will enter into a contract with Devco to deliver a completed building on time and within budget.

This site is one of only two commercial sites that lie between the Umhlanga Boulevard and the suburb of Prestondale.

The Worx Zone will comprise of retail and/or offices on the ground floor and three floors of offices above.

The roof gardened multi storey parking garage will allow parking on the same level as the offices.

Co-Developer opportunity

Clients purchasing stock will become a shareholder of the Devco. The shareholding allocation will be proportional to the amount of floor space acquired.

On completion the Devco will open the Sectional Title register and transfer the purchased unit to the Purchasing entity – the Devco will then be de-registered.


Clients / Shareholders will be required to put down an investment equivalent to 30% of the cost of the floor space acquired.

Key Developments will raise the balance of funding required from a commercial bank.

Risk management

Construction of the project will only commence once 100% sales has been achieved.

The financial model excludes a profit allocation which ensures that investors will acquire their stock at cost.

Future Key Projects Development - Quayside Tower The Developers of Quayside Tower originally planned to utilise the ground floor section of the apartments for retail and commercial purposes. Through the planning process however, the Durban Point's Design Review Committee, in consultation with the Developers, recommended that this section of the deep water canal should remain exclusively “residential”. The available “bulk” that originally allowed for the retail sections have now been transformed into a unique duplex apartment “tower”. The Quayside Tower will stand on the southern side of the existing lift tower and will occupy the internal space of the Boulevard’s courtyard, with views to the East back toward the harbour entrance. The “Quayside Tower” will be accessed by way of a skywalk linking the lift tower to the lower floor of the apartments.

The 32 two and three bedroom Mottramdale Gardens apartments were designed and priced for the market to serve the needs of those that work close to the city. The development site is located at 21 Mottramdale Road and slopes from the road down to a stream at the bottom of the property. This area of the property forms part of the city’s D-MOSS system, whereby selected riverine areas are protected from further development.

  Key Projects Development - Century Falls Century Falls

Louis Group International developed 4 additional office blocks, for Century Fall Properties and Nucleus, on their prime property in Century City Cape Town. The existing building on the site was developed the previous year. The gross lettable area of the development is 7500m². The main feature of the development is the curved water feature and the glass facade to the main building. This spectacular office development is being managed by Key Developments Project Management.

  Key Projects Development - Noordhoek Noordhoek

Thirteen plots can be found in Noordhoek in a project called The Paddocks, marketed by Pam Golding Properties. It has a wide appeal due to its close proximity to the beach. The erven are all at least 1000m² in size, and range in price from R1.2 million to R1.28m (plot only). Buyers could build freestanding homes at The Paddocks, in accordance with design guidelines set down by local talent Steve Lennard of Rudolph-Lennard Architects, described as “Country Cape God” style.

Key Projects' brief was to identify a suitable property for the construction of 3-4 luxury free standing sectional title homes. The company managed the entire process, from acquisition of a suitable site at Mount Edgecombe Country Club Estate to the opening of the sectional title register, with specific emphasis on timing and client budget constraints.

Cell C Offices Cell C Offices

In terms of a lease agreement for an office building that has been built on spec and never occupied, the new tenant, Cell C required substantial remodelling to the exterior of the building. The program was extremely tight and allowed just ten weeks for design, detailing, drawing approval, demolitions and remodelling.

  Stoney Bridge

This 19 unit development is situated on Lot 3111 in Quail Valley on Mt Edgecombe's Golf Course Estate Two. The site borders on a lake overlooking the 15th Green. This Sectional Title development has been sensitively designed to maximise all residents' privacy and views.

Simbithi Project Management Simbithi Project Management

Interspersed with dams, linked by wetland watercourses, a series of street lit roads and golfcart tracks, as well as nature walking routes, the property development project comprises of gatehouses, community centres and 24-hour central security. The infrastructure for the estate is provided at an approximate cost of R90 million.

  V3 Office Development

Key Projects facilitated this entire R12m office development, located in Westway Office Park in Westville, on behalf of Cape Town based V3 Consulting Engineers. The company was involved in sourcing the site, liaising with the professional team, identifying tenant requirements and managing the project to completion within the budget.

Hirsch's Hirsch's

Home Centre Hirsch's, the well-known Durban based retail organisation, wanted a significant presence close to the Gateway shopping centre in Umhlanga. Key Projects acted as project management consultants for the entire R10m development located at La Lucia Ridge Office Estate.

Cargo Planning Cargo Planning

Following the awarding of a major distribution contract, Cargo Planning, a member of the Imperial Group, needed to construct a new distribution centre comprising 600sqm of office space and 6000sqm of warehouse space. Key Projects was commissioned to source a suitable site, negotiate the land sale and manage the entire construction and commissioning process within a seven-month period.
